Unfortunately it's unlikely you will find anything. As the first response said, even if you do find something, there's a 3-night minimum (which it sounds like you're willing to do) and it will be EXTREMELY expensive due to the high demand (for obvious reasons). People book hotels for the week of inauguration WAY in advance and hotels know that they will fill up so they can charge whatever they want and people will pay. And especially since this is such an historic inauguration... demand I'm sure is going to be ridiculously high.

My rooms in DC at Dupont Circle and surrounding areas. Rooms start at $500 per night with a three to four night minimum depending on the hotel, and I am charging a $500 service fee per room to each buyer.
I am looking for hotels too. I was there recently celebrating Obama's triumph. Very expensive area, just because is DC. A lot of parking problems and the police is hungry to give tickets because they make their money on that. The license plates there say: "Taxation without representation" so imagine.
There are rooms, but it's very scarce (and expensive, depending on where you end up).
Most hotels have at least a 3 night minimum stay in place -- some have 4 or more -- so consider shifting your dates when you check rates.

Try hotels outside of DC,
I stayed in Virgina during the election at a nice hotel near Tysons Corner for a reasonable rate.
All hotels were booked on these dates in Washington D.C. Try some other dates.
